Looking after homes you don’t live in
If you own a holiday house or rental in Cabarita, you probably rely on a property manager, a neighbour or a key safe. That’s fine with us. Tell us how access works, and we’ll arrange the job, send photos of what we found and what we fixed, and email your compliance certificate. You don’t need to drive up for the day.
Holiday homes also tend to have problems that nobody reports. Guests might reset a tripping safety switch and move on, or live with a light that doesn’t work. A periodic electrical safety inspection catches those small faults before they become a call-out on a busy weekend.
What we see in Cabarita homes
Beach houses from the 60s to the 80s
Many older homes here started as simple fibro or brick beach houses. Typical issues include original switchboards with rewireable fuses, a lack of power points in kitchens and bedrooms, and old light fittings that have discoloured or cracked from heat and humidity.
Newer homes and renovations
Newer builds and renovations bring their own jobs: outdoor showers with lighting, decks with ceiling fans, pools, and LED lighting throughout. The key is choosing equipment that handles salt air, especially on the eastern side of the road closest to the beach.
Units and townhouses
Smaller unit and townhouse complexes need a mix of work inside units and on common areas, such as driveway lighting, letterbox lights and pool equipment.
Smoke alarms for NSW holiday lets
This is a question we hear often from owners who live in Queensland. NSW smoke alarm rules are different from Queensland’s. The NSW minimum is at least one working smoke alarm on each level of the home, and landlords have specific obligations to check and maintain alarms. Holiday let operators may also have extra requirements depending on how the property is registered.
We’d still recommend interconnected photoelectric smoke alarms for any home that sleeps guests who don’t know the layout. We’ll give you options and you decide. NSW Fair Trading has the official rules if you want to read them yourself.
Storms and power problems
The Tweed Coast gets its share of summer storms. After a storm we often get calls about tripping safety switches, water in outdoor fittings and appliances that won’t start. If power keeps dropping out, don’t keep resetting it. Our fault finding service tracks down the actual cause, which is often water in an outdoor outlet or light.
