Larger homes, bigger electrical loads
Many Benowa homes date from the 1980s and 1990s and were built generously, often two storeys with a pool out the back. Over the years owners have added ducted or multi-head air conditioning, outdoor kitchens, extra lighting and more recently solar and batteries. The main switchboard is frequently where all of those additions meet, and it is common to find a board that is full, mismatched or running warm.
Before adding anything significant, we check the existing supply, the board and the main cables. Sometimes the answer is a new board with room to grow. Sometimes it is a sub-board near the new load. Either way, we explain why before we price it.
Older two-storey homes can also have long cable runs to upstairs air conditioners or a detached pool house, and undersized cable on a long run causes voltage drop and heat. We size new cabling to AS/NZS 3008 so the circuit suits both the load and the distance.
Pools and outdoor living
A pool is almost standard in parts of Benowa, and pool electrical work needs to be done properly. Pumps, chlorinators, heat pumps and pool lighting all sit in a wet environment, and equipotential bonding of the pool structure is a requirement under AS/NZS 3000. We regularly replace failed pool light transformers, relocate pump circuits during landscaping and add weatherproof outlets for outdoor kitchens.

Waterfront streets and the Nerang River
Homes backing onto the river or the canals feel more humidity and salt than you might expect this far from the beach. Outdoor fittings, pontoon power and garden lighting near the water are the first things to corrode. We use marine-suitable fittings and weatherproof enclosures where they are exposed, and we check older outdoor circuits for water ingress, which is a common cause of a safety switch that keeps tripping.
Keeping the house cool
Air conditioning is one of our most common jobs here. New split systems need their own circuit, a correctly sized cable and an isolator at the outdoor unit. For ducted systems we coordinate with the installer so the electrical side is ready when they arrive. We also install and replace ceiling fans, which remain one of the cheapest ways to keep a big living area comfortable.
