Office fit-outs and refits
A new tenancy, a floor refit or a move to activity-based working all change where power, data and lighting need to be. Our office fit-out work usually includes:
- Workstation power through floor boxes, power poles or joinery-integrated outlets
- Meeting room and boardroom AV power and data
- Kitchen and breakout area circuits
- Lighting layouts and controls to suit the new floor plan
- Comms room power and dedicated circuits
- Emergency and exit lighting updated for the new layout
We work from the designer’s drawings and coordinate with the builder, joiner, AV contractor and IT provider so everything lines up at fit-off.
Data cabling and comms rooms
Most offices rely more on the network than anything else in the building. We install structured data cabling, patch panels and racks, and label everything so your IT provider can find what they need. Every run is tested and the results are provided at completion.

Base building and tenancy works
In multi-tenant office buildings, the landlord usually controls the base building services and the tenant is responsible for works inside the tenancy. Building management will normally want insurance certificates, a SWMS and a work permit before we start, and some buildings require isolations and access to switchrooms to be arranged through the building manager.
We’re used to working under these arrangements, including lift bookings, loading dock times and noisy work restrictions during business hours. Anything that affects shared services is planned with the building manager in advance.
Lighting and energy use
Lighting is often one of the larger electricity costs in an office. Replacing older fluorescent troffers with LED panels, and adding occupancy sensors or daylight controls, can reduce running costs and improve light quality for staff. We can upgrade lighting floor by floor or after hours, so staff can keep working in the rest of the office while we’re on site.
Keeping the office compliant
Offices have ongoing electrical obligations. Emergency and exit lighting needs periodic testing to AS/NZS 2293, portable appliances should be tested and tagged at suitable intervals under AS/NZS 3760, and switchboards benefit from regular inspection.
A maintenance agreement puts all of this on a schedule, with the records kept for your WHS files and building manager. It also means someone who knows the building is on call when something stops working.
EV charging and end-of-trip facilities
More staff and visitors are arriving by electric vehicle, and many office buildings are adding chargers to their car parks. Before installing, we check the building’s supply capacity and whether load management is needed so the chargers don’t overload the site at peak times.
We install workplace EV chargers for tenants and building owners, and power for end-of-trip facilities such as showers, lockers and bike storage. In a multi-tenant building, the landlord’s approval is usually needed first, and we can provide the technical details building management will ask for.
Working in occupied offices
Most office work happens while the business is operating. We plan noisy or disruptive work for early mornings, evenings or weekends, keep work areas tidy and cordoned off, and clean up at the end of each day. Where power needs to be isolated, we agree the timing with you first so staff can save work and servers can be shut down properly.

For a fit-out, send the drawings, the furniture layout and any IT or AV requirements. For maintenance, tell us about the building, the number of floors or tenancies and what records you need to keep. We’ll provide an upfront written quote, with the scope and any assumptions clearly set out.
