Holiday lets and short-stay homes
Byron has one of the busiest holiday-let markets in the country. For owners and managers, the electrical side is about safety, reliability and keeping bookings running. Guests plug in hair dryers, phone chargers and portable heaters, run the air conditioning flat out and sometimes reset a tripping safety switch without telling anyone.

NSW smoke alarm rules differ from Queensland’s. The NSW minimum is at least one working alarm on each level, and short-term rental properties may carry extra fire safety requirements. We’ll explain the options, and NSW Fair Trading is the best source for the current rules.
Homes: from beach shacks to new builds
Residential Byron is a mix of original fibro and weatherboard beach homes, renovated cottages and high-end new houses. The older homes often have limited circuits and old switchboards. The newer ones usually have more complex lighting, pools, home automation and solar. Both need fittings that stand up to salt.
If you’re renovating, get your electrician involved early. A good lighting plan and a switchboard with room to grow are far easier to deliver before the plasterboard goes up.

Timing, licence and paperwork
Byron Bay work is done under the appropriate NSW licence, and each job comes with a NSW Certificate of Compliance for Electrical Work. From October to April, Byron is on daylight saving and an hour ahead of us in Mudgeeraba, so every booking is confirmed in Byron time.
