How we plan Brisbane and Logan work
We’re based in Mudgeeraba on the Gold Coast, and the M1 corridor connects us to Logan and Brisbane. Rather than squeezing Brisbane jobs in around other work, we schedule them as blocks, with materials ordered ahead and the scope confirmed before we arrive. That keeps travel from eating into productive time on site and keeps costs down for you.
For ongoing maintenance clients, routine testing is grouped into scheduled visits. Logan, Loganholme and the northern Gold Coast corridor around Yatala and Beenleigh are a regular run for us, and inner Brisbane work is planned around the same approach.
Working with builders
We work as the electrical subcontractor on commercial construction and fit-out projects, pricing from drawings and working to the builder’s program. Temporary power, underground, rough-in, switchboards and fit-off are handled by our own team.
Inner-city Brisbane sites often come with tight access, loading dock bookings, crane schedules and restricted working hours, and we plan around them. We provide SWMS for high-risk work, sign off ITP hold points where required and price variations in writing before the work is done. Handover documentation includes test results, as-built drawings and a certificate of testing and compliance. See our builders page for more.
Working with facility managers
For facility and property managers, we work to your work order and approval process, coordinate access with building management and tenants, and report back in writing after each job. Anything beyond the original scope is quoted before it’s done.
In multi-tenant buildings, we keep landlord and tenant work separate, follow the building’s permit and isolation procedures and plan disruptive work outside business hours. Compliance records are kept on file and can be provided to auditors or building managers on request.
The Brisbane and Logan commercial landscape
Brisbane CBD
The CBD is Brisbane’s densest commercial area, with office towers, government buildings, retail along the Queen Street Mall and a number of heritage-listed buildings. Work here is mostly office and retail fit-outs, data cabling and tenancy maintenance, carried out under strict building management rules. Access, lift bookings and after-hours noise restrictions shape how every job is planned.
Fortitude Valley and Newstead
Fortitude Valley combines offices, retail, a large hospitality and nightlife scene and a growing number of apartment buildings. Newstead has changed from an industrial riverside suburb into a mix of apartments, offices and showrooms. Across both, the work includes hospitality fit-outs, office refits, common property maintenance in residential towers and conversions of older buildings where the original wiring has to be brought up to current standards.
Eagle Farm and Pinkenba
The trade areas around Eagle Farm and Pinkenba sit near the airport and the port, with warehouses, freight and logistics operations, workshops and manufacturing. Work here is typically three-phase power, machine and equipment connections, high-bay lighting, dock and roller door power, and thermal imaging and preventative maintenance to keep operations running.
Logan industrial areas
Logan has a large industrial base, with estates at Crestmead, Loganholme and along the Logan Motorway and M1 corridors. Warehouses, distribution centres, manufacturers and trade businesses all need reliable power. Common jobs include switchboard upgrades for growing businesses, new machine circuits, LED high-bay upgrades and ongoing maintenance agreements.
Storms, flooding and older buildings
Brisbane and Logan get severe summer storms, and parts of both cities are flood-prone. Storms bring surges, lightning damage and water getting into external fittings and switchboards. After a flood, affected wiring, outlets and switchboards need to be inspected and tested before power is restored, and often replaced.
When planning upgrades in flood-affected areas, we look at where switchboards and critical equipment are located and whether they can sit higher. We also recommend surge protection for sites with sensitive equipment. In older buildings around the inner city, where wiring may date back decades, a thermal imaging survey and switchboard inspection are sensible first steps before adding new load.
Compliance documentation
Every job comes with the documentation the work requires. Depending on the scope, that includes:
- Certificate of testing and compliance for work to AS/NZS 3000
- Circuit, RCD and earthing test results
- As-built drawings and switchboard schedules
- Emergency lighting test records to AS/NZS 2293
- Test and tag registers under AS/NZS 3760
- Thermal imaging reports with findings and recommendations
We keep copies on file and can resend them whenever an auditor, insurer or building manager asks. Licence and insurance details are on our licences and insurance page.
Maintenance agreements
For businesses with ongoing compliance obligations, a maintenance agreement is usually the most efficient approach. Testing and inspections are grouped into scheduled visits, repairs are quoted and approved as they arise, and records are kept current.
Agreements suit single sites and businesses with several sites between Brisbane and the Gold Coast, where one contractor looking after all locations keeps records consistent. Our guide to a preventative maintenance plan explains what to include.
How we price commercial work
We provide upfront written quotes with a clear scope, inclusions and exclusions. The main factors affecting cost are the size of the job, access and working hours, after-hours or shutdown requirements, and the equipment specified. For Brisbane and Logan work, we plan the schedule so travel is handled efficiently.
Send us drawings or a description of the work, the site address and your timing, and we’ll come back with a quote. You can reach us through our contact page.
